House Contract Process

1. House Tour

Visit multiple properties with a NestSure agent to see the homes firsthand.
During this process, carefully check the condition of the house, the surrounding environment, and transportation options.
If you find a house you like, negotiate the price and contract terms (move-in date, rental period, restoration conditions, etc.).
Since the landlord may not be present during the property tour, the contract may not be finalized immediately. To ensure the property is not sold to someone else before the final contract, you can pay a preliminary deposit to the landlord.
The preliminary deposit is typically around 10% of the total deposit but may vary depending on the property and situation.
Subsequently, arrange a mutually agreed-upon date to meet in person and finalize the contract.

2. Contract Signing

If you agree on the contract terms, sign the lease agreement with the house owner.
At this time, you usually pay the contract deposit (about 10% of the total transaction amount) to the landlord.

3. Move-in and Final Payment

Set a moving date and prepare for the move.
On the move-in date, pay the remaining balance to the landlord and the brokerage fee to the real estate agency.
The brokerage fee varies depending on the transaction amount.
Check for any defects in the house at the time of move-in and, if necessary, take photos and share them with both the landlord and the real estate agent to document the condition.
Condition check tips!
Verify the operation of facilities and appliances.
Ensure utility bills are settled.
Check the boiler operation.
Test the operation of optional facilities.
Confirm the functioning of light bulbs.
Photograph any defects and request repairs or keep records.
You can individually arrange for the installation of internet, TV, electricity, and gas as needed.

4. Administrative Reporting

Within 14 days of moving in, visit the local community center to register your residence.
Registering your residence and obtaining a fixed date ensures your legal rights and priority for compensation in case of disputes.
You will need the contract and your ID for this process.
Long-term foreign residents with registration can complete this residence registration. Short-term residents without registration can only enter into non-guaranteed rental contracts.
